Deposits & Payments Reservations are accepted online or by phone. To place a reservation online, start by Browsing Our Cabins and find one you like. Each rental cabin/home has an availability calendar (updated frequently throughout the day), to help make your accommodations search easier. If your selection is available, fill out the reservation form at the bottom of the page & proceed with making your deposit. To make a reservation over the phone simply call our office at 1-865-453-2354. Deposits must be paid by a Visa or MasterCard at the time reservation is made and can be paid over the phone or with our secure online payment system. 1-2 bedrooms units require a $100 deposit and 3 + bedrooms require a $200 deposit. If booking within 45 days of arrival the full balance plus a 4% convenience fee will be due at the time of booking. You will receive a confirmation via email for reservation payments. Deposits and payments are non-refundable. NO EXCEPTIONS. All money paid will go into an interest bearing Escrow account. Personal checks will be accepted only if its received at the office at least 45 days prior to your arrival date. No exceptions!! Cashiers check, money order or cash for the remainder of the balance is due no later than 45 days prior to the check in date. A reservation/service fee is added to every confirmed reservation and depends on the size of the cabin. There is also a non refundable accidental damage policy added to each reservation (please see accidental damage waiver below). Taxes are 13.75% for most cabins. Lakefront Cabins reserves the right to refuse service or rental to anyone at their complete discretion. Rarely, double bookings can occur, we reserve the right to change rental assignments without notice or liability, in the event the unit is sold or becomes unavailable. In such cases, if comparable accommodations are not available, you may select from available properties or receive a full refund. SALE OF UNITS: Some homes on our rental company are currently on the market. If a unit sells before your stay, every effort will be made to not interrupt the rental of the unit. However, we are unable to guarantee that the new owners will use the home for overnight rental purposes. If a pending sale occurs, we will notify you immediately to make arrangements for either a move to another unit or cancel the reservation without penalty. Before making a reservation be sure to read and agree to all of our rental terms. Please also familiarize yourself with our Lake Levels Policies, as we are not responsible for Lake Levels controlled by the TVA. The guest who uses their credit card for the deposit is considered the responsible party, and all necessary charges concerning said cabin will be charged to the credit card on file, no matter who in the group caused the damage. Lakefront Cabins is solely the booking agent and not the OWNER/LANDLORD of this unit.
Lakefront Cabins makes every effort to insure the accuracy of both printed prices and those quoted over the telephone; however, we reserve the right to make any subsequent adjustments if a price was misprinted or quoted incorrectly. In addition, please keep in mind that our rental rates fluctuate significantly depending on the dates, seasons and cabin. Rates, policies, & unit ratings are subject to change without notice. Only the number of persons stated on your reservation form are permitted to stay. If additional people are discovered you will have to vacate the unit immediately with no refund and /or charged for the additional guests per cabin rates. On your confirmation, you must list each guests full name and age. We cater to families and responsible adults and do not rent to students vacationing without adult supervision. We do not rent to fraternities /sororities under any circumstance. Singles under the age of 21 not accompanied by a parent will not be allowed to register and will lose their deposit. Reservations made under false pretense will result in loss of deposit. Tennessee law provides fines up to $500 and /or imprisonment for false registration. If you feel that you made a mistake when registering, please call the office now. Although we prefer not to, we will press charges upon discovering more guests in the unit than declared on this agreement or if false information is given
Cancellations & Rescheduling
Should you need to change your dates during OFF SEASON(After Labor Day til Memorial Weekend), you can reschedule your reservation any time with no penalty, (CANCELLING DOES FORFEIT ANY PAYMENTS MADE WE DO NOT REFUND) We will however hold any payments made for a period of 1 year for reschedule as long as the change is processed at least 30 days prior to your arrival date.
If your reservation is during PEAK SEASON (anywhere between Memorial Day – Labor Day and all National Holidays), you will need to notify the office with in 60 days of your check in date. If you cancel more than 30 days (off-season ) or 60 days (prime time and holidays ), from your arrival, Lakefront Cabins will provide an allowance in the amount of the forfeited payments, less any applicable sales tax, for use on a future stay within one year. THERE IS NO CHANGING DATES WITH IN 30 DAYS (off-season) or 60 DAYS (in season) OF ARRIVAL DATE, unless you have purchased the Travelers Insurance , in such case you will contact them with notice of cancellation.
Group bookings of 2 or more cabins that need to reschedule need to notify the office 90 days prior to arrival date. Group bookings must also cancel 90 days prior to arrival date and policy is the same as above, we will hold any payments made for a future stay to use with in 1 year. Group Bookings of 2 or more cabins that book a year in advance and take the homes off the market for the year may not be open to cancellation, unless those cabins can be re-rented. Large groups like this do not call to book when those dates are closer in.
Any reservation that is not cancelled or rescheduled prior to the 30 days (off season) or 60 (day prime time and holidays) window will be the responsibility of the Guest who made deposit with credit card Lakefront Cabins will charge the card on file for the full amount of reservation.
Occupancy & Housekeeping
Please limit occupancy to the cabin maximum and adhere to pet and smoking preferences of the cabin (ALL CABINS ARE NON-SMOKING UNITS)
Only registered guests who are paid for are allowed on any of our properties. Guests include all adults, children, and visitors. Day visitors and sleeping guests included. This is NOT just sleeping guests. Home owners do not allow additional day visiting guests on properties. If additional guests are found on the property you will be charged and all parties will be asked to leave without a refund. Homeowners will not allow additional guests with additional wear and tear, utilities etc for unpaid parties. Completing this form COMPLETELY is a must to ensure there is not a misunderstanding at a later date on a cabin or amt due or dates of stay. Signing and returning this confirmation means you have read and agreed to all terms and conditions.
(If you are going to have additional guest over maximum allowed it MUST BE APPROVED BY MANAGEMENT and the charge is $10 per person per night for additional guest over maximum occupancy).
You must be (21 or over) to rent a cabin on our program, a driver’s license is required at check-in from the adult responsible for the cabin. The name on the reservation must match the name on the credit card to make deposit. This person is solely responsible for any and all guests staying at property. In the event of damages or extra cleaning requirements, additional charges may be applied to the card on file. Linens and towels are provided based on the size of the cabin reserved, along with basic kitchen ware and utensils. A starter supply only of soap, dish washing detergent, toilet paper, trash bags, and paper towels will be provided. Upon arrival, please report any damages, shortage of supplies, or housekeeping issues immediately. We will do everything we can to make sure your cabin is ready for your stay. It is our mission to provide you the cleanest cabins possible, so that you will become a guest for a lifetime. As mentioned above, due to our high standards for cleanliness, there is a chance that not all units will be ready for check-in promptly at 4 pm, especially during peak and holiday season. We ask for your patience if such rare occurrence happens.
Any locked closets in homes are property of the owners. They are NOT included in the rental. Violators will be prosecuted. Rental unit furnishings/amenities are the property of unit owners. furnishings, amenities, etc may change without notice Do not move items from one unit to another. All units have grills, cooking utensils, coffee makers, toasters, dishes, flatware, glassware, towels, pillows, bedspreads and bed linens. All have central heat and air. Bring personal items, food/drink, coffee filters, paper towels, all paper products, all soaps, napkins, foil, videos, hairdryer, lake towels, etc. You are responsible for taking away your trash. A list of convenience centers will be provided in each unit for one nearest you. Guests are responsible for damaged or missing items, and for extra cleaning fees, due to negligence or any action on their part. Long distance calls can be charged to your calling card or your home phone. Gas fireplaces will be shut off from May through September. Please read through the cabin guest book located in each cabin for this and all other information. There is information in each for the nearest dumpster site that is somewhere near each cabin to dump your trash as you come and go conveniently
Maintenance /Repairs & Amenities
Our staff works hard to make sure your stay is happy and comfortable. However, there is always a chance that issues may arise that are unforeseen and/or beyond our control. In addition, from time to time, appliances, hot tubs, satellite TV, water, telephone, internet access, A.C., electricity, water systems, etc. will break down or malfunction. Please note that our service calls are not in-house, therefore they are worked on a case by case basis by each companies schedule. We report each maintenance need as soon as we are notified by the guest. Because all cabins are individually owned, the amenities are subject to change at any time, without prior notification. Depending on the circumstance, a move to a similar property may be necessary. Lakefront Cabins assumes no liability for personal items brought into the cabin that are lost, stolen, or damaged. On rare occasions, cabin investment properties are sold and management responsibilities transferred. Under these, and similar circumstances, reservations may be moved to a similar property. Firewood ( but not unlimited) You can purchase additional for a reasonable fee from local convenience centers provided for fireplaces from November 1- April 1. Flues are closed on fireplaces any other times
TV’s and Electronics
Please do not disconnect or change any wiring on the Televisions or other Electronics (including thermostats) in the cabin. We understand some guests may bring game systems and hook up to the TV’s. If you do so please make sure that you reconnect the wires correctly after you are finished and make sure that the TV works. If Lakefront Cabins has to call a repairman or visit the cabin to fix wiring due to it not being hooked up properly you will be charged for the cost of the repair.
Gas fireplaces are seasonal and are non-operational from May 15th through September 15th!
If your rental home is equipped with a fire-pit you can burn wood as long as there is someone present to supervise the fire. Never leave a fire-pit unsupervised. If the home you are renting does not have a fire-pit no outside burning is permitted. Any damages to property or home due to improper or unsupervised burning will be the responsibility of the person renting the property. Please DO NOT burn any trash in the fire-pits.

Well Water & Water Systems
Most of our cabins on Douglas Lake are served by private well water. Water here is unlike your water at home. In some areas water may be discolored, have an odor, (such as sulfur) & be distasteful. The water will not hurt you and is perfectly fine to bathe in and to consume. However, we suggest purchasing bottled drinking water, readily available at grocery stores in town, if guests find the taste, odor or color objectionable. This condition is beyond the control of Lakefront Cabins and the homeowners. In addition, each cabin that has well water is equipped with a water system, this helps filter the water and reduce/eliminate sulfur smells. However, rare occasions may occur where a water system malfunctions or requires maintenance repairs. In such cases we will respond as quickly as we can to get the system working properly.
Many different pests live and thrive in this region. Your unit has been professionally treated by a commercial pest control company with precise and complete preventative treatments in an effort to keep all the pests and bugs outside. Should you experience a pest control issue, please contact guest services so Agent may attempt to eradicate the problem.Please do your part by keeping windows and doors closed and all food and trash inside or in the appropriate outside receptacles. Remember when staying on the lake, keep in mind this is mountainous terrain, we are not on a flat coast so we cannot have the same accesses that they do. We love our mountains so this also means inclines to the water.
Furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not be taken out or transferred from one property to another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest(s).
Gas for grills is the guests responsibility. We are not responsible for the gas in tanks at each property. Please check the levels of gas in tanks prior to use. Most of our cabins are equipped with charcoal grills.
Acts of God
Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, or inclement weather. NO REBATE OR REFUND will be offered in these circumstances.
All Hot Tubs have been cleaned prior to your arrival. There will be a $50.00 charge if guests(s) require an additional cleaning of the Hot Tub during Guest(s) stay. For Guest(s) safety and health, each hot tub is drained, cleaned, disinfected, refilled, chemically treated, and tested following each stay
Credit Card Agreement
I am providing my credit card number as a guarantee of payment to Agent. I agree to pay all rent and charges related to property rental. I accept all terms of the lease agreement and accept all liability for rent and charges related to property rental, as well as any damage beyond normal wear and tear during the term of my lease with Agent. I understand that these costs will be charged to my credit card. In the absence of another payment arrangement, I authorize Agent to charge my credit card for payment of these items. Agent may use any funds received from me upon Agent’s receipt of such funds
Violation of agreement
If Guest(s) violates any of the conditions of this Agreement, Agent may terminate this Agreement and enter premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premises immediately and forfeit all rents and security deposits.
Indemnification and Hold Harmless – Guest(s) agree to indemnify and hold harmless the Owner and Agent for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s).
IMPORTANT DOUGLAS LAKE INFO (WATER LEVELS)

Due to the nature of Douglas Lake being a reservoir lake the water levels fluctuate regularly. All our docks are easily movable back and forth. During your stay it may be necessary for you to push or pull the dock to keep them floating. Again, these are easily movable and normally one person can do it themselves. Remember in the winter or off seasons the water levels are very low so almost all docks will not be accessible to the water. The lake levels at Douglas Lake fluctuate about 41 feet over the course of a normal year. The water levels are controlled throughout the year by the Tennessee Valley Authority (TVA) to provide power to East Tennessee including Sevier County and parts of Kentucky as well as Recreational Opportunities for itï¿½s residents & visitors to the area. Lakefront Cabins is NOT responsible for conditions upon arrival resulting from weather and/or lake levels. TVA, precipitation and weather all affect the level of Douglas Lake. During extremely dry seasons, TVA may lower the water level. We are not responsible for the water levelï¿½s effect on stationary docks, floating docks, or recreational activities such as swimming, boating or fishing. The water is typically low from the months of September through the beginning of May. Each cabin information page has information about what type of lake access & typical seasonal expectations. Remember winter or off seasons most docks are not accessible to the water. Also keep in mind that in the off-season and winter months some of our cabins have no water access at all. if this is important to you make sure you ask before making a reservation.
When visiting our lakes keep in mind you are in the Great Smoky Mountains which is a mountainous terrain. We love our mountains but this also means the access to the lake is not like on a coast. Our landscapes are natural to East Tennessee so those walks to the lake is just a part of where you are. Slow down, enjoy them and take in all that we have to offer.
We encourage you to think about purchasing a TRAVEL INSURANCE for those last-minute accidents or health issues, and any number of other things that may happen that would stop you from being able to keep your reservation. With Travelers insurance you can get your money back from them so you don’t have to lose your money. We are not insurance people so we cannot sell this insurance but we can refer you to someone who does.
Accidental Damages to Rental Property
The Non-refundable Accidental Damage Protection is charged at the time you place a reservation, which will relieve you of costs for minor unintentional and incidental damage to the property and its contents. This fee is in lieu of a damage deposit and covers all accidental damages. If any damage occurs during your stay please let us know and it will be paid for by Lakefront Cabins. This is offered to you as our way of saying ” Thank you ” for your business. Call 865-453-2354 to report any damage.
Accidental Damage Protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $500.00. You must report these damages while staying with us or they will not be covered. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
This does NOT cover intentional damage or gross negligence. As per the agreement above neglect or abuse will be charged to your card
Exclusions: Coverage does not apply to theft or damage of any property owned by or brought onto the property by a guests. In case of abuse and/or malicious damage to rental property the guests will reimburse Agent and /or Owner the amount of all damage including attorney’s fees. For damages not covered by
Accidental Damage Protection the tenant authorizes Lakefront Cabins to charge credit card on file for the cost of the damages.
I acknowledge that my participation in swimming in the lake entails unknown and unanticipated risks that could result in injury. I acknowledge for myself and any other in my party that we are swimming and /or using the lake at our own risk. We do not hold the home owner nor Lakefront Cabins or any employee liable in the case that something may happen either inside or outside of the cabins.
You acknowledge that NO PETS are allowed in or on the premises unless Agent has expressly authorized such use. Some homes allow pets (DOGS ONLY). The NON-REFUNDABLE pet fee is $100.00 per pet. This fee does not cover damage, breakage, or extra cleaning caused by the pet. Prior permission must be granted for pets. Specific rules must be followed. Our No Pet homes do not allow pets anywhere on or about the premises. IMPORTANT: Unauthorized occupancy of pets will result in a $200 fine, immediate eviction and loss of all rents and security payments.
